FMG is unable to give you financial advice regarding the comparisons and what may be best for you. We recommend you seek independent advice to help you with the decision you wish to make, however FMG will provide you with all the information and options available to you under any settlement with us, once the facts and assessments of your affected property are available.
You may settle directly with government on the basis of their Option 1 and do not need to wait for the assessment by FMG.
The offer under Option 1 will be reduced by any amount of settlement FMG has made to you and any EQC payments. The offer under Option 2 means that settlement will be made to you by FMG under the normal terms of the policy. You may pursue the land purchase directly with the government.
You can stay in your house until settlement of the purchase with the Crown, provided it is safe to do so. You will have nine months from the date of your offer letter to accept the Crown’s offer to purchase your property; the Crown offer expires on 30 April 2013 but this date could be subject to change. The Government has indicated that you cannot stay beyond the date of settlement.
You may elect Option 1 in which case the government will offer you the rateable value as detailed in the offer. You may elect Option 2 in which case FMG will provide you with all the information and options available to you under the terms of your policy held with us. You may pursue the land purchase directly with the government.
The government offer is directed to any residential property.
The Crown offer works differently for these properties, please refer to the CERA Red Zone FAQ's here.
